The much-anticipated Mohali-Kurali bypass, a key part of the 31-kilometre six-lane Chandigarh-Ambala Greenfield Corridor, has faced yet another delay. The National Highways Authority of India (NHAI) announced that Package 2 of the project is now expected to open by the end of November 2025, with ancillary works and the installation of an extra high-tension (EHT) line still pending.
“We are confident the corridor will be operational before December, barring any unforeseen weather-related disruptions,” said an NHAI official.
This marks the fourth extension of the project deadline. The bypass aims to ease traffic congestion on Mohali’s Airport Road and provide a direct, high-speed link from Chandigarh’s IT City to Kurali. Once completed, it will also enhance connectivity to Himachal Pradesh and Jammu and Kashmir.
NHAI project director Ashim Bansal explained the corridor is being executed in two parts: the first 31 km section from IT City Chowk (near Chandigarh International Airport) to Kurali-Chandigarh Road, and the second, approximately 27 km stretch from IT City Chowk to Ambala, connecting with the Jaipur and Delhi expressways.
“We are working to open Package 2 as ancillary works and the EHT line are expected to be completed by November 30. Package 1 is targeted for completion by March 31, 2026,” Bansal said.
The ₹1,525.3 crore project falls under the central government’s Bharatmala Pariyojana initiative and replaced the earlier 40-km Kharar-Banur-Tepla road project, which was scrapped in 2019 due to high costs. A Maharashtra-based firm was awarded the contract in October 2022.
The project has faced challenges, including an eight-month halt in 2021 caused by landowner protests demanding fair compensation. After negotiations, NHAI approved a substantial increase in compensation—from ₹24 lakh to ₹4.18 crore per acre, depending on land location.
Once operational, the expressway will significantly reduce congestion on the Mohali-Kurali stretch and cut travel time between Chandigarh and Delhi, benefiting commuters and inter-state transporters. It will also boost the movement of goods across Punjab, Himachal Pradesh, Haryana, and Jammu & Kashmir.
Real estate experts predict the Greenfield Corridor will transform Mohali’s infrastructure and property market. Enhanced connectivity to the airport and industrial hubs is already attracting interest in areas like IT City, New Chandigarh, Kharar, and Kurali, potentially driving a 15-25% rise in property values.
