Bengaluru Airport City to Develop ₹1,800-Crore Convention and Hospitality Complex.

Bengaluru Airport City Ltd (BACL) will develop an integrated commercial project within the Kempegowda International Airport (KIA) premises, with Prestige Group set to invest around ₹1,800 crore in its construction.

The project will span 6.2 lakh square feet and include a convention centre with capacity to host up to 8,000 people. Designed as a business, hospitality and cultural hub by UK-based architecture firm Kohn Pedersen Fox, the development will also feature two luxury hotels and premium office spaces.

Construction is expected to begin in early 2027, with completion targeted for 2031. Once operational, the facility is expected to host international conferences, exhibitions, corporate events and cultural gatherings, strengthening Bengaluru’s position as a major MICE (meetings, incentives, conferences and exhibitions) destination.

The project site is located near Yethiganahalli lake, about 5 km from the trumpet interchange connecting the airport to Bengaluru city, and will also be close to the upcoming Airport City Metro station on the Blue Line linking Silk Board.

According to officials, the development is expected to add 300–500 hotel rooms to the airport region, which currently has about 1,200 rooms. “This is just the beginning of the explosion of real estate and economic development in the northern part of the city,” said Hari Marar, Managing Director of Bangalore International Airport Ltd (BIAL).

He added that the broader Airport City master plan envisions 15–18 million square feet of office space and potential for 4,500–5,200 hotel rooms in the long term. Of the 450 acres earmarked for the project, 110 acres are already developed or under development.

Around 70 acres have been allocated to Air India and IndiGo for maintenance, repair and operations (MRO) facilities, which together can handle and service up to 29 aircraft simultaneously, making it one of the largest MRO hubs in Asia, Marar said.

Other developments within Airport City include a cloud kitchen operated by SATS, which produces 1.4 lakh meals daily. Officials also noted that a 775-room hotel is set to open in December this year, along with a 20 lakh-square-foot office space later this year. A concert arena is expected by June next year, while a dedicated medical district is planned within the next three years.
