The Nagpur Metropolitan Region Development Authority is preparing to present its ambitious New Nagpur development programme to domestic and international investors at the Real Estate and Infrastructure Investors’ Summit in Mumbai on 3 September.
The proposed urban expansion is intended to position Nagpur as a major business, financial and technology destination while accommodating the city’s future population and infrastructure requirements. Plans envisage an International Business and Financial Centre across approximately 1,710 acres in the Godhani and Ladgaon areas of Hingna taluka.
Development is expected to begin on around 1,000 acres, with the remaining land reserved for future expansion. The project has been designed for phased implementation over approximately 15 years.
New Nagpur’s planned infrastructure includes underground utility tunnels, district cooling, automated waste collection and ready-to-use commercial facilities. Dedicated spaces are expected to serve global capability centres, information-technology companies, startups and micro, small and medium-sized enterprises.
NMRDA has appointed state-owned NBCC as its project-management and consulting partner. The development authority also entered into a non-binding agreement with Housing and Urban Development Corporation, or HUDCO, under which the lender would explore financing of up to ₹11,300 crore over five years.
Of this financing framework, approximately ₹6,500 crore has been associated with land acquisition and infrastructure for New Nagpur, while another ₹4,800 crore has been linked to land requirements for the Nagpur Outer Ring Road.
The ₹11,300 crore figure should therefore be viewed as a financing framework covering multiple infrastructure requirements—not as private investment already committed exclusively to the New Nagpur business district. Its presentation at the Mumbai summit is intended to attract developers, institutional investors and commercial occupants who could participate in individual components of the wider plan.
Supporters believe the project could strengthen Nagpur’s position as a centrally located commercial and logistics hub, supported by its airport, metro system, highways and the Mumbai–Nagpur Samruddhi Expressway. Its ultimate impact, however, will depend on land acquisition, final financing arrangements, investor participation and the timely completion of supporting infrastructure.
