Adani-led Dharavi Redevelopment Project Approved for Railway Quarters Construction.

The Adani-led Dharavi Redevelopment Project (DRP) has reached a significant milestone with the receipt of a commencement certificate from the Brihanmumbai Municipal Corporation (BMC) for the construction of railway quarters on railway-owned land. Groundwork is expected to commence within a month, with the railway quarters slated for completion within two years.

The commencement certificate marks the first construction activity under the ambitious Dharavi Rehabilitation Project, with the Railway Land Development Authority (RLDA) having handed over 27.57 acres of land, including the scrapyard near Mahim station, to the project on March 13, 2024. The Dharavi project covers 600 acres and is home to approximately 12 lakh people.

SVR Srinivas, CEO of DRP/SRA, confirmed the milestone, telling TOI, "The First Commencement Certificate has been obtained for the project. It's a milestone."

The DRP is spearheaded by the Adani Group’s Navbharat Mega Developers (formerly DRPPL). The project is designed by renowned architect Hafeez Contractor and will feature four multi-storey highrises, including three 36-floor towers with 821 flats, as well as a sports and recreation complex and an administrative building.

The complex is expected to be completed in three years, with the Adani Group committed to delivering the entire one-million-square-foot development within that timeframe. The DRP has already paid ₹1,000 crore for the railway land parcel and will pay an additional ₹2,800 crore over the next 17 years through revenue sharing from the redevelopment.

The 27.57 acres of land includes 15 acres of encroached land with 5,000 tenements, and DRP is conducting a survey to determine eligibility for rehabilitation under the redevelopment plan. The group won the bid for the project in November 2022, with an initial investment of ₹5,069 crore.
