Zaheerabad Industrial Smart City Project to Begin, Targeting ₹15,000 Crore Investment.
The Zaheerabad Industrial Smart City (ZISC) is set to begin infrastructure work in the coming months, following the receipt of all necessary approvals and clearances. The project aims to attract a massive ₹15,000 crore in investments and create up to 2 lakh direct and indirect jobs.
ZISC will feature a diverse range of manufacturing units, including food processing, automotive, metals, electrical equipment, and transport sectors like rail locomotives and aircraft.
To move the project forward, the Telangana Industrial Infrastructure Corporation (TGIIC) recently issued a request for proposal (RFP) for the design, construction, and maintenance of the smart city’s infrastructure. This development is part of the larger Hyderabad-Nagpur Industrial Corridor.
Phase I of the project will be developed on 3,245 acres in the Zaheerabad area of Sangareddy district. Of this land, 1,900 acres are designated for industrial use, with another 650 acres set aside for green spaces. The remainder will be used for residential, commercial, and logistical infrastructure.
The Zaheerabad smart city originated as a National Investment Manufacturing Zone (NIMZ), spanning approximately 12,300 acres across 17 villages. The project was included in the Hyderabad-Nagpur Industrial Corridor for funding under the National Industrial Corridor Development and Implementation (NICDIT).
The project cost is estimated at ₹2,369 crore, with TGIIC contributing ₹620.96 crore (51% equity) and NICDIT providing ₹596 crore (49% equity). The balance will be covered by debt to the project's special purpose vehicle, NICDIT Zaheerabad Industrial Smart City Limited.
According to official sources, the tenders for the infrastructure work are expected to be finalized in October, with the project slated for completion within the next 18 months. Officials also stated that about 2,900 of the 3,200 acres needed for Phase I have already been acquired, and the remaining land acquisition will be completed soon.
