Saudi Arabia Tightens Oversight of $50 Billion New Murabba Project

Saudi Arabia has changed the leadership of its $50 billion New Murabba development in Riyadh, signalling closer oversight of one of the kingdom’s most ambitious urban projects amid reported delays and rising costs.

Sabah Barakat, an executive associated with the Public Investment Fund, has replaced Michael Dyke as chief executive. The leadership change comes as Saudi authorities reassess spending priorities across major developments linked to the Vision 2030 economic-diversification programme.

New Murabba is intended to create a vast modern downtown district containing residential, commercial, hospitality and entertainment facilities. Its centrepiece is the Mukaab, a monumental cube-shaped structure designed to include immersive retail, cultural and leisure experiences.

However, the development has encountered execution challenges. Costs associated with the Mukaab have reportedly increased substantially, while progress has moved more slowly than initially expected. The appointment of new leadership could lead to revised construction schedules, tighter financial controls or phased delivery.

The $50 billion figure represents the project’s previously stated overall value. It is not a newly announced investment or additional funding commitment.

New Murabba remains central to Riyadh’s transformation ahead of Expo 2030 and the 2034 FIFA World Cup. Its progress will be closely watched as Saudi Arabia balances large-scale development ambitions with financing constraints and pressure for commercially sustainable returns.
