Shriram Properties Signs Joint Development Agreement for Bengaluru Luxury Residential Project.

Shriram Properties Ltd (SPL), a mid-market and mid-premium residential real estate developer, has signed a Joint Development Agreement (JDA) for a 9.1-acre land parcel at Doddagubbi in North-East Bengaluru.

The company plans to develop an exclusive lake-facing apartment complex with a total development potential of around 6.7 lakh sq ft and an estimated gross development value (GDV) of over ₹600 crore. The project is expected to be launched in the current financial year.

Located in the fast-developing North-East Bengaluru corridor, the project offers connectivity through Thanisandra Main Road, Hennur Road, Outer Ring Road and the airport connectivity corridor. The region provides access to major IT hubs, commercial centres, educational institutions, healthcare facilities, retail destinations and entertainment zones.

According to the company, the development will focus on thoughtfully designed homes, natural ventilation, green spaces and modern lifestyle amenities. The lake-facing setting is expected to enhance the residential appeal by offering a blend of urban convenience and natural surroundings.

Shriram Properties said the transaction strengthens its development pipeline in Bengaluru and aligns with its strategy of expanding through asset-light models in high-potential micro-markets.

Commenting on the development, Akshay Murali, Vice President – Business Development at Shriram Properties, said North-East Bengaluru continues to emerge as a strong residential growth corridor driven by infrastructure upgrades and sustained end-user demand.
