Mumbai: Prakash Mehta directs MHADA to expedite BDD chawl redevelopment project.

In a bid to expedite the redevelopment of Bombay Directorate Development chawls, Housing Minister Prakash Mehta directed officials of Maharashtra Housing and Area Development Authority (MHADA) to accelerate the pending transfer cases of residents with Public Works Department (PWD).

Mehta informed that the existing open spaces and playgrounds are earmarked in the new redevelopment plan of the chawl in order to preserve them in the revamped project.

According to the Development Control Rules (DCR) 33 (9) cluster redevelopment, a corpus fund will be maintained by MHADA for the maintenance of the redeveloped structures that will be required for the next 10 years.

Mehta said, “Pamphlets explaining the entire BDD plan have been distributed to residents of BDD chawl. The project has received all the necessary permissions. MHADA will soon construct sample flats demonstrating the planned constructions at N M Joshi Marg and Naigaon for residens to check.”

MHADA’s Vice President and Chief Executive Officer Milind Mhaiskar, who was also present, directed officials to make sure that every eligible chawl resident should get a house in the redeveloped structure. “To achieve this, proper scrutiny of the documents should be done followed by the biometric survey.” Officials confirmed that 90 percent of biometric survey of residents ofN M Joshi Marg BDD chawl has been done.

The redevelopment project will involve the rehabilitation of the tenants in a 500-sq.ft. flat in place of their existing 160-sq. ft. tenements. Following this, the sale component will be constructed in which 68 percent of land will be utilised to rehabilitate residents, and only 32 percent land will used by the developer.

The redevelopment project will be done under the cluster redevelopment scheme wherein each cluster will have four chawls. In order to attract more developers to participate in the project, the Floor Space Index will be four. Every occupant is entitled to get a minimum 500 square feet area which is inclusive of fungible FSI.

The BDD chawls were build in the 1920s by the British to create low-cost housing in Mumbai. There are 207 BDD chawls in south Mumbai spread over 32 acres in Worli, NM Joshi Marg (14 acres), Sewri (6 acres) and Naigaon.
